In fact, they have emerged even stronger than before, capitalising on the increased demand for convenient and contactless services. Their ability to navigate these circumstances successfully serves as a testament to the enduring potential of the high street.

 In the 3MM method, lease terms for properties typically range from a minimum of 3 years to a maximum of 25 years. Each lease is unique, reviewed thoroughly before purchase. Determined by factors like landlord-tenant agreements and property use, longer leases offer stability and predictability, ensuring a consistent income stream. The property purchase process includes a careful examination of the lease agreement, assessing terms, and aligning with investors' long-term goals. Late payment letters are sent after one week of non-payment, followed by a second letter after two weeks. Absolutely! As an investor, you have the option to sell the property at a later date. The 3MM method provides you with the knowledge and understanding of the investment yield method, as applied by the RICS commercial surveyor, to properly value your commercial property. Once the paperwork is registered at the land registry and Companies House, you have the flexibility to sell the property as soon as one month after the registration. This allows you to capitalise on opportunities or make strategic decisions based on your financial goals and market conditions.
